TP DYNAMICS
Purdon Planning was engaged by TP Dynamics to facilitate the staged subdivision and redevelopment of a 9.2 hectare portion of the Yowani Country Club. The project sought to deliver approximately 1,000 dwellings across a mix of residential and aged care formats, supported by offices, commercial accommodation, community spaces, medical facilities and public open space. The site was strategically located adjacent to the light rail corridor and defined by its interface with Sullivan’s Creek.
The project was informed by extensive community and stakeholder engagement, including consultation with government agencies and local organisations. This process identified site constraints, infrastructure requirements and asset considerations, informing a coordinated planning framework. The housing strategy supported a diverse mix of typologies, including townhouses, apartments and independent living units, with variation in building heights and open space distribution. Built form outcomes maximised solar access, natural ventilation and outlook, and established a walkable precinct with strong connections to public transport and community facilities, supporting increased housing supply and long term liveability.
