To ensure the Club’s financial security and future viability, the MCC proposed to rezone three parcels of land for residential use by means of a Territory plan variation. The sites are currently zoned PRZ2 – Restricted Access Recreation Zone.
Site 1 along Learmonth Drive is 6½ha and provides for up to forty-six (46) detached single dwelling blocks.
Site 2 along Drysdale and Crozier Circuits is 8,500m2 will comprise one block suitable for multi-unit housing.
Site 3 along Kambah Pool Road is 3.8ha and could provide for up to twenty-one (21) detached single dwelling blocks plus a site suitable for multi-unit housing development comprising 20-25 units in a townhouse or villa-style arrangement.
PROJECT OUTCOMES
The rezoning of the three sites for residential use is part of a strategy to progressively upgrade the facilities and secure a sustainable financial future for the Club which has struggled financially for many years.
The Planning Report prepared to support the rezoning included:
· Ecological Impacts · Topography · Drainage · Bushfire · Traffic · Public Transport · Development Density · Tree Assessment | · Lighting · Contamination · Heritage · Parking · Utility Services · Visual · Noise |
The three sites were assessed as being the most suitable for rezoning for residential use and not required for golf course use.
